203. Dwelling Area Requirements.
No dwelling shall be constructed unless the ground floor area, or minimum
footprint, of the main structure exclusive of open porches and garages,
is more than 1,800 square feet for one-story, dwelling, or more than
1,400 square feet on the main floor for a dwelling of more than one-story,
including split-entry dwellings. Minimum finished area for a two-story,
home shall be at least 2,500 square feet. Attached garages are required
for all houses and shall be of a size to accommodate not less than three
full-sized cars. Owners are, encouraged to have full basement whenever
possible. Ranch style must have a basement equal to at least the square
footage of the main level.
a. Building Site. Declarant has designated a particular
Building Site on each Lot, and the dwelling and any accessory building
shall only be constructed within that approved Building Site, unless
modified in writing by the Approving Authority.
b. Building Materials Standards. The exterior materials
shall be of natural materials. Masonite siding is not permitted. The
front façade of any dwelling shall display architectural diversity
of materials and construction detail to the satisfaction of the Approving
Authority. Lap siding shall be no more than 6 inches. Aluminum, wood,
or vinyl clad windows are permitted. All aluminum windows shall be anodized
and painted or coated to blend with or compliment the color of the building.
Gutters, if installed, shall be painted the same color as the adjoining
trim color of the building.
c. Approval by Approving Authority. Homes shall be
subject to review and approval by the Approving Authority, which may
require that a $500 non-refundable filing fee be paid with each submission.
No custom home may begin construction until plans are approved in writing
by the Approving Authority.
Section 204. Height Restrictions. Maximum allowable
by county.
Section 205. Roofs. All roof areas shall be of tile,
slate, copper and/or premium grade asphalt. Asphalt shingles such as
T-lock or 3 tab will not be allowed. For asphalt shingles, the preferred
color is weathered wood or other similar colored shingles as approved
by the Approving Authority. Other roofing materials may also be used,
but only if approved by the Approving Authority. In no event shall wood
shake materials be used unless the Approving Authority finds that said
materials are sufficiently fire retardant. Roof pitches of 8 in 12 or
steeper are required unless otherwise approved by Approving Authority.
Section 206. Front Façade Standards. At least
twenty percent (20%) of the front façade shall consist of stone
or brick or a combination of these materials. Siding such as aluminum,
steel and vinyl is not permitted.
